Why structural audit is necessary...
As per the BMC Act. & Society Bye-Law No. 77, the society has to compulsorily perform the Structural Audit of its building from a BMC Licensed Structural Engineer once every five years after the building has completed 15 years and once every three years after the building has completed 30 years.
We normally spend huge amount for interior work, but when it comes to structural repairs & maintenance, our approach is careless and casual.
For safety, structural audit is important because the occupant knows about their own premises but do not have know about other people's premises.
Even if one beam or column fails, it will destabilize the entire building and can also be fatal to ALL occupants of the building.
Structural Audit Report is mandatory for BMC, but is also a very useful document for redevelopments, society, court & other statutory bodies.
Structural Audit Report is about a 20-to-60 page document that gives you information about the structural condition of your building.
Photographs in the Report will help you to ascertain the extent of repairs, if any.
Also, Annex in the Report will help you to get an idea about location, observations made, instruction on how to repair the building with minimal cost.
General remedial measures will help you with the safety & durability of the building.

Scope of work for Structural Audit
To inspect the building Internally & Externally.
To identify Structural faults, by inspection & checking Vibration, Deflection, Distress, Sound, Settlement etc. personally with relevant photographs.
Prepare Structural Report of the above, with Location, Photograph, Observations & Instructions to Rectify the same by suggesting mode of Repair in Annex-I.
Also Advisory Remark & Conclusion.
